The EPA recommends radon testing when purchasing a new home. Current state regulations require that Sellers disclose if there are known elevated radon levels or if a radon mitigation system is already in place. If there is no radon mitigation system in place, it is recommended that the Buyer have professional radon testing performed when purchasing a home. If the home has an existing radon mitigation system, consider asking the Sellers for information on their latest test results.

 

If there are no current test results, consider asking for a professional radon test to be performed on the existing system to ensure the system is functioning properly.

An estimated 48% of Illinois homes have elevated indoor radon levels. This number increases in the Chicagoland area where many counties are considered Zone 1 or Zone 2 of the EPA’s Map of Radon Zones.

The EPA recommends taking action when professional radon testing levels are above 4.0pCi/L. Finding out that a home has elevated radon levels can be scary, but fortunately, reducing radon levels is commonly as simple as having an active radon mitigation system installed. Once installed, radon systems are a relatively low maintenance part of the home. Radon fans are backed by a 5-year manufacturer warranty. The longevity of the radon fan will depend on many factors, but it is common for one radon fan to operate effectively for 10-15 years. Keep in mind that the State of Illinois requires that only a licensed radon professional or the homeowner are lawfully allowed to install an active radon system. Both Buyers and Sellers should work closely with their real estate agent to ensure that a licensed radon professional is hired to install the radon mitigation system.
